Quantity: 100 EA

Deficiency:Rust has been found in 100% of the screws and washers. Missing metal profile washer in all areas due to length of sheets. It requires urgent repairs in order to avoid future damage to the system.

Corrective Action:All the damage screws and washers need to be replaced with new screw and metal profile washer installed.

Holes in metal sheets(Emergency) - 02/08/2021
Quantity: 100 EA

Deficiency:Holes found in the metal, it requires urgent repairs in order to avoid future damage to the roof.

Corrective Action:Apply membrane bandage to repairs to holes on metal. Clean and sand off the rust, put on Zinc anti-rust treatment, and apply a polyurethane membrane coat to waterproof the area.

Corrosion on metal sheets at step in roof(Emergency) - 02/08/2021
Quantity: 14 EA

Deficiency:Corrosion has been found on the metal under sheets and flashing at the step in the roof, some areas show an advance corrosion state, the rust is eating through the metal creating holes on the system. This is happening in 14 different areas across the roof due to build up of debris holding moisture under the turndown and in turn corroding out the flashing and metal sheets. The metal sheets are very weak and brittle in this location and requires major intervention work to make this roof safe and waterproof.

Corrective Action:Due to the location of the rust on the under sheets and complexity of carrying out any repair works to this area which occurs across the entire roof on both sides, we strongly propose a re-roof solution as the best approach as we can also design a better flashing detail to prevent this from occurring in the future.
We are happy to discuss some local temporary solutions to this area but due to the location and complexity will only help temporarily extend the serviceable life of the roof. Please note these will only be a temporary solution in order to try to stop the corrosion prosses and it will require regular maintenance.

Deficiency:Debris and organic material on roof, full/partial blockage of outlets, risk of potential leaks.

Corrective Action:Cleaning and removing all the debris and organic materials from the roofs.

Deficiency:Missing pan flashing along the Lift overrun roof (approx. 5m).
There is a high risk of water ingress into the system, it requires the installation of a new flashing.

Deficiency:Missing pan flashing and due to improper installation, overall age, weathering, lack of maintenance, the pipe penetrations are failing and are leaking. There is a high risk of water ingress into the system, it requires the installation of a new flashing.

Corrective Action:The penetration should be repaired/flashed per industry standards to ensure a water tight seal.

Deficiency:The skylights are showing extensive damage, due to age, traffic,
organic growing, lack of maintenance, weather or fatigue of
materials.
The skylights are at the end of the serviceable life and if no action
is taken major issues will start to show.

Corrective Action:Replacement of skylights with new trafficable skylights.
As a permanent and durable solution, we propose to replace the
existing skylights with new trafficable skylights to the entire roof.
We can provide a budget number for the replacement of all of the
skylights, which are supported by a comprehensive 25 year
warranty and a 20 year light transmission warranty.

Deficiency:Holes found in the metal on ridge cap flashing, it requires urgent repairs in order to avoid future damage to the roof.

Deficiency:The extensive damage at the step in roof flashing, UV damaged skylights and requires the replacement of all the rusted screws on the entire roof with new screws and metal profile washers.
The Roof is showing extensive damage, due to age, traffic, organic growing, lack of maintenance, weather and fatigue of materials.
The roof is at the end of the serviceable life and if no action is taken major issues will start to show.

Corrective Action:As a permanent and durable solution, we propose to reroof the entire roof due to the multiple large reaching defects at critical points on the roof.
As a number of options are available, we wish to discuss this further before formally putting forward the suitable proposals.
