Corrective Action:The penetration should be repaired/flashed per industry standards with a tray flashing to ensure a water tight seal.

Roof-overlay solution/ General Roof Damage(Remedial) - 12/07/2021

Deficiency:A water leak has been found and needs to be investigated.
Corrective Action:We have investigated to assess the current canopy condition. We have located several leaks from the canopies due to watermarks and evident ponding
We recommend overlaying the canopies to industry standard to ensure weather tightness.
Our estimate includes the following:
Scaffold edge protection for two weeks
Overlay membrane system with 20 year product warranty and 10 year workmanship warranty
Traffic management plan as required
Council permit as required
Perimeter flashing on all canopies

Deficiency:Damaged or missing sealant on the edge flashing can cause possible water ingress and leaks to the roof. There are signs of the sealant cracking on the front face and the top.
Corrective Action:We recommend to contact the panel installer technicians to repair as appropriate.

Ponding water on membrane(Remedial) - 12/14/2021

Deficiency:Ponding water condition is typically due to a flaw in how the original roof was designed or can be due to foot traffic that has damaged the pan of the gutter and caused it to dish and hold water.
There are many areas in the gutters where there is ponding water. The torch on membrane does not react well to ponding water as this can damage the membrane and cause leaks into the roof system.
Corrective Action:Ponding water condition is best corrected during a re-roof project as on the previous deficiencies we recommended to overlay the canopy roofs. However, if desired we can provide you with a quote for temporary repairs of the laps, this will provide a temporary solution.

Deficiency:Organic material/debris on gutter can cause many different problems, including a full/partial blockage of outlets risk of potential leaks. It appears that this roof has not been maintained in a long time. We have observed that the sumps are full of organic material and this could be causing issues with leaking issues.
Corrective Action:We will clean and remove all organic materials or debris from the gutters. We also recommend to maintain this roof twice a year to avoid any gutter blockages occurring in the future.

Deficiency:Possible Asbestos contained in membrane. There is a sticker on the canopy indicating that the membrane has been tested for Asbestos.
Corrective Action:The content of the torch on membrane will need to be clarified prior to any works being conducted on the canopies.
