Deficiency:A ponding water condition is typically due to a flaw in how the original roof was designed to flow to drains or the underlying insulation has collapsed due to age or weight and created a low lying area on the roof which is now holding water.

Corrective Action:A ponding water condition is best corrected during a re-roof project. Outside of removing the existing insulation and starting with a new roof design, ponding water is difficult to correct. Moving ponding water can be attempted by installing addtional plies over the existing as per manufacturer’s recommendations.

Deficiency:UV Clad of the SBS sheet is peeling. Peeling of the UV clad can be related to several things as in overheating material at its install and not protecting the roof membrane when working atop of it. When the UV protectant is missing, the SBS modifieds are exsposed and will shorten the life expectancy of the membrane.

Corrective Action:Square off the affected area by removing the damaged clad and install new membrane to match as per industry standards.

Corrective Action:Joint sealants need to be completely removed and the surface needs to be cleaned
(inside & outside) and prepped for new material. New sealant will be applied at the manufacturer's specified application rate.

Corrective Action:Manufacture and install 2x 12' downspouts with 45* elbows, with straps fastened to the brick.

GENERAL TERMS AND CONDITIONS

These terms and conditions will apply to the Roofing Solutions, LLC Proposal.
ARTICLE 1. FURNISHING OF LABOR, ETC.
Contractor is to furnish all labor, tools, equipment, appliances, scaffolding necessary for Contractor to perform its Work.
ARTICLE 2. WORK
Contractor agrees to perform its work in accordance with the drawings, blueprints, plans, and/or specifications furnished by the project owner or its representative.
ARTICLE 3. INSURANCE
Before commencing Work and until completion and final acceptance of the Work, Contractor shall maintain, at its expense, at least the following insurance (a) commercial liability and contractor liability; (b) workman’s compensation insurance; and (c) comprehensive automobile liability insurance (related to the use of automobiles and/or vehicles by employees while on the job).
ARTICLE 4. INDEMNITY
To the fullest extent permitted by law, Contractor will indemnify and hold harmless the Owner and its agents from and against any claim, cost, expense or liability, attributable to bodily injury, sickness, disease or death, or damage to or destruction of property caused by Contractor. However, Contractor is not obligated for the negligence of the Owner or third parties.
ARTICLE 5. PAYMENTS
Owner is to pay Contractor within 10 days of invoice. Late payments will bear 1.5% interest per month.
ARTICLE 6. COMPLIANCE WITH APPLICABLE LAWS
Contractor shall comply with all valid and enforceable regulations, orders and directives issued by a federal regulatory agency concerning fair employment practices including but not limited to, the regulations, standard and decrees issued by the National Labor Relations Boards, the United States Civil Service Commission, the Equal Opportunity Commission, the Department of Health, Education and Welfare, the Occupational Safety and Health Administration and the Department of Labor.
ARTICLE 7. COMPLETE AGREEMENT
This Agreement constitutes the complete agreement and understanding of the parties with respect to the subject matter hereof and supersedes all prior oral and written agreements, arrangements, and understandings with respect thereto. No representation, promise, inducement, statement or intention has been made by any party hereto that is not embodied herein and no party shall be bound or liable for any alleged representation, promise, inducement or statement not so set forth herein.
ARTICLE 8. DISPUTE RESOLUTION
In the event of a dispute between Owner and Contractor arising out of or related to this Agreement, Owner agrees to mediation and/or arbitration at the sole discretion of Contractor pursuant to the Construction Industry Rules of the American Arbitration Association. The parties agree to venue and jurisdiction in Zachary City Court, and the 19TH Judicial District Court, East Baton Rouge Parish, Louisiana.
