Deficiency:Organic material/debris on gutter, can cause many different problems, including a full/partial blockage of outlets risk of potential leaks. Approx. 120m
Corrective Action:Cleaning and removing all organic materials or debris from the gutter.

Missing roof flashing(Remedial) - 12/19/2021 Quantity: 5 EA
Deficiency:We have noted that there are missing tray flashings for 5 penetrations. There is a high risk of water ingress into the system, this requires a new flashings to be installed.
Corrective Action:We will install 5 new tray flashings in the applicable areas, as per industry standard, this will ensure water tightness in the area.
This cost includes a one day hire of an EWP machine to lift the flashings to the roof.

Deficiency:Loose debris has a high probability of blowing around on the roof and causing potential damage to the roof area. Debris may fall off the roof and could casue harm to the public.
Corrective Action:Remove loose debris from the roof area. There will be no charge for this service.

Moss and Mold(Remedial) - 12/19/2021 Quantity: 1 EA
Deficiency:Moss and mold along the roof. This can degrade and damage the metal coating by eating into the paint coating and causing corrosion on the metal. Approx. 80m2.
Corrective Action:Moss and mold treatment applied to all affected areas, (Sodium Hypochlorite at 2% dilution). This is applied, left to sit for 30 minutes, then washed down with water at a low pressure and a soft broom is used where needed.

Missing Separation Barrier(Remedial) - 12/19/2021 Quantity: 1 EA
Deficiency:The timber walkway is partly on metal brackets and we can see that there are also timber plinths underneath. We cannot see if the timber plinths have a separation barrier or how they are attached to the roof metal.
If the timber has been nailed or screwed into the roof this could cause holes in the system and water ingress. And if the timber plinths have no separation barrier underneath it will cause corrosion issues in the roof metal. This needs to be investigated further.
An intrusive investigation will be required to completely understand the condition of the roof metal under the walkway.
Corrective Action:We will complete a full inspection by removing sections of the walkway to ascertain how the timber is attached to the roof metal and will report back on the condition and recommendations.
There will be no charge for this service.

Corrosion on metal roof sheets (Temporary Solution - Resiplast)(Remedial) - 12/19/2021 Quantity: 1 EA
Deficiency:There is corrosion found on metal sheets. Some areas show an advanced corrosion state. The rust is eating through the metal, potentially creating holes that can lead to leaks entering the building.
Corrective Action:We will carry out all necessary repairs to metal sheets by cleaning and sanding off the rust and applying a Zinc anti-rust treatment. (Please note that this is only a temporary solution to stop the corrosion process, and it will require regular maintenance.) If necessary, we will apply a polyurethane membrane coat to waterproof the area and replace any damaged screws and washers.

Missing clamp ring on penetration(Remedial) - 12/19/2021 Quantity: 20 EA
Deficiency:Missing clamp ring on the penetration boot flashing, the rubber boot flashing is not tight around the pipe which allows water to run down into the roof.
Corrective Action:Install stainless steel clamp ring around pipe at the top of the boot flashing and apply MS sealant to ensure watertightness.

Damaged wall panels(Remedial) - 12/19/2021 Quantity: 1 EA
Deficiency:Due to weather, aging and lack of maintenance the wall panels are breaking, cracking and show advanced damages especially at the bottom of the sheets.
This requires urgent attention in order to avoid water ingresses into the system. Approx. 64m.
Corrective Action:The panels are at the end of their life span and they require a replacement. We recommend that you contact your builder to look at the repair/replacement of these panels.
