Detected leak(Remedial) - 06/09/2022 Quantity: 2 EA
Deficiency:Our leak investigation has determined that the two PVC pipes under the plant deck are insufficiently sealed and are allowing water to leak into the system into the upstairs store room. The water is dropping straight down from the HVAC onto these penetrations.
Corrective Action:We will install new rubber boots to these two penetrations and seal with MS sealant to ensure water tightness. We will also extend the outlet on the HVAC to the gutter. The tray flashings are also corroded. We will treat this corrosion and paint with anti-rust zinc paint. This is a temporary solution and at some stage these flashings will likely need to be replaced.

Deficiency:We have investigated this leak and determined that the water coming into the upstairs store room is coming from the penetration where the rubber boot is cracked and allowing water into the system.
Corrective Action:We will clean the area, remove the old rubber boot and install a new boot and seal with MS sealant to ensure water tightness.

Deficiency:We have investigated the leak into the office hallway and we have determined that the tray flashing for this penetration is not working sufficiently. Also there is a loose pipe outlet which may also be allowing water into the system and there is organic matter under the ridge cap flashing.
Corrective Action:We will install a new tray flashing over the existing one, seal the loose pipe outlet, and clean out the organic matter from under the ridge cap flashing.

Dents in Ribs(Remedial) - 06/09/2022 Quantity: 20 EA
Deficiency:Dents on the iron ribs. They will crack and open up, these cracks will allow water ingress.
Corrective Action:We will install a small cap flashings over any dents. These cap flashings will be fixed in sealant and riveted down.

Moss and mold(Remedial) - 06/09/2022 Quantity: 2 EA
Deficiency:Moss and mold along the gutter. This can degrade and damage the metal coating by eating into the paint coating and causing corrosion on the metal.
Corrective Action:Moss and mold treatment applied to all affected areas, (Sodium Hypochlorite at 2% dilution). This is applied, left to sit for 30 minutes, then washed down with water at a low pressure and a soft broom is used where needed.

Deficiency:There is corrosion found on metal sheets. Some areas show an advanced corrosion state. The rust is eating through the metal, potentially creating holes that can lead to leaks entering the building.
Corrective Action:We will carry out all necessary repairs to metal sheets by cleaning and sanding off the rust and applying a Zinc anti-rust treatment. (Please note that this is only a temporary solution to stop the corrosion process, and it will require regular maintenance.)

Deficiency:Due to weather, aging and lack of maintenance the wall panels are breaking, cracking and show advanced damages especially at the bottom of the sheets.
This requires urgent attention in order to avoid water ingresses into the system.
Corrective Action:The panels are at the end of their life span and they require a replacement. We recommend to engage a builder to replace these sheets.

Deficiency:There are many areas of corrosion found on metal sheets that have been treated/painted in the past. Some areas show an advanced corrosion state. The rust is eating through the metal, potentially creating holes that can lead to leaks entering the building.
Corrective Action:We will carry out all necessary repairs to metal sheets by cleaning and sanding off the rust and applying a Zinc anti-rust treatment. (Please note that this is only a temporary solution to stop the corrosion process, and it will require regular maintenance.) We recommend that you budget to replace or overlay this roof within the next two years.

Deficiency:As this membrane has been painted at some stage we are not able to tell if there are any loose laps or punctures in the membrane. The paint is cracking and peeling off.
Corrective Action:We will closely monitor this gutter as part of our ongoing annual maintenance. We recommend budgeting to overlay this gutter in the next two years.

Damaged Flashing (Corrosion)(Remedial) - 06/09/2022 Quantity: 1 EA
Deficiency:We have found corrosion on the ridge cap flashings which have had patch repairs done in the past. Some areas show an advanced corrosion state and the paint is cracking and peeling. Rust can eat through the metal, potentially creating holes that can leak into the building. There is also a lot of organic matter under the ridge cap which can cause corrosion and leaks into the system. The existing ridge cap flashing is also too narrow and should be wider to further ensure water tightness.
Corrective Action:There are holes in the flashings due to the advanced state of corrosion. We will replace these flashings to ensure that no water will enters the building. The total linear meters required for replacement is 60 metres.
If you do not wish to replace the ridge cap flashing we strongly recommend to clean the organic material out from under the ridge. A separate deficiency has been included in this report.
