Deficiency:The tenant reports a roof leak into the office area.
Corrective Action:We have investigated the leaks into the office area. We believe that the lack of any pitch of this roof and its design allows water to flow back under the apron flashing and creates water ingress into the office area.
We will open the existing apron flashing if possible and turn up the end roof sheets, install foam filler and install an extended apron flashing on top of the existing flashing with a separation barrier and seal to improve the water tightness of this section. If we are not able to open the apron flashing we will seal the existing flashing. We cannot guarantee that this work will stop the leak as it is a patch repair.
This cost does not include the hire of an EWP if required.

Dents on sheets (No holes/cracks)(Remedial) - 09/06/2022
Quantity: 20 EA
Deficiency:We have found multiple sheets with dents on them. These damages can create holes and cracks that allow water to enter the building.
Corrective Action:Currently, the metal sheets don't show any signs of holes or cracks. Due to the nature of the installation of this roof, the roof sheets are dented from the screws/nails underneath not having been removed prior to installation. This can lead to corrosion from underneath the metal allowing water ingress. We recommend to check these dents regularly for corrosion.

Deficiency:The tenant reports a leak into the kitchen area.
Corrective Action:We have investigated this leak and it appears that the roof sheets have not been terminated correctly allowing water to flow back into the building.
We will turn up the end roof sheets if possible, install a head flashing with a soft edge under the overhang and seal to improve the water tightness of this section. We cannot guarantee that this work will stop the leak as it is a patch repair.
This cost does not include the hire of an EWP if required.

Missing tray flashing(Remedial) - 09/06/2022
Quantity: 1 EA
Deficiency:We have found a missing tray flashing. This flashing is required to go all the way up to the ridge to completely waterproof the area. The tenant reports water leaking from this skylight. This requires a new tray flashing to be installed to industry standards.
Corrective Action:We recommend installing a new tray flashing from the top of the ridge down to properly lap and cover the existing flashings as per industry standards as part of a re-roof project. This will waterproof the entire area by covering the flashings all the way up the ridge, as per industry standards, to ensure water-tightness. In order to install a new tray flashing the HVAC unit will need to be relocated by your own qualified contractor and the upper roof hole will need to be closed off by a builder internally.

Deficiency:The HVAC unit is sitting on timber plinths and there is a risk of rust extending to the metal roof can allow water into the roof system.
Corrective Action:We recommend the HVAC and plant equipment to be reviewed by a professional HVAC contractor and moved onto a suitable plinth.

General Maintenance(Remedial) - 09/06/2022

Deficiency:We have inspected the roof as the tenant reports multiple leaks throughout the building.
Corrective Action:We have inspected the metal roof and assessed its current condition. It appears that new roof sheets have been installed over the top of the old roof sheets. This is not best industry practice as any corrosion from the old roof sheets will eat through from underneath the new roof sheets. Also, the weight of the new roof sheets will be adding additional strain to the substrate. We recommend to closely monitor the condition of the roof going forward and to budget for a new roof in the short term.

Deficiency:We have investigated the leak onto the decks and have found that the gutters are too low and do not have the capacity for the size of the roof. The water will run straight over the gutter and down between the skylights and the building on both buildings.
Corrective Action:We recommend installing a larger box gutter as part of a re roof project. This gutter total is 20 lineal metres. The deck skylights would need to be removed to be able to replace this guttering.

Deficiency:There is moisture apparent under these skylight panels. This has not been installed to industry standards.
