Deficiency:The salt and chemical contamination from the plant units are causing a reaction with the glue on the Butynol roof, breaking down the glue. The roofs membrane is failing due to its environment. Unfortunately, the membrane can not cope with the chemicals and the entire roof will need to be re-done with a suitable membrane. Approximately 90% of the membrane laps are open or if you touched them they will open up, which will be allowing water to enter the building. This is one of the areas where leaks were reported instore. The roof needs to be replaced with a membrane that can handle the chemicals that are emitted from the vents and units in this area. If no repairs are carried out, this will continue to leak, and cause further leaks and damage the building's substrate.

Corrective Action:As a long term and durable solution, we propose to overlay the entire roof with Fibertite membrane. Fibertite Membrane has been in the market for more than 30 years and one of its many qualities is its proven chemical resistant. Fibertite laps are hot air welded and do not rely on glue like the current butynol membrane. Below is a general budget number for a Fibertite membrane overlay system, that is warranted for 20 years materials and 5 years workmanship.

The budget price does not include;
Access/scaffold/edge protection / flashings/ rainwater goods/making goods.
Budget only as until pull test is completed by an engineer, we can not confirm that the existing substrate is suitable for an overlay.

Corrosion on metal (Long term solution)(Remedial) - 05/03/2021
Quantity: 1 EA

Deficiency:We have found corrosion on the metal sheets. Most of the corrosion we found was at the ends of the sheets, at the end near the gutter and at the top under the apron flashing, there are some areas in the middle of the roof that are corroding also. Some areas show an advanced corrosion state, the rust is eating through the metal, there are some holes on the ends of the sheets due to corrosion.

Corrective Action:The roof is getting to the end of its life due to corrosion at the end of the sheets and in the top of the sheets but we think that with repairs and annual maintenance that it can still last for four or five more years. We believe that this roof will need replacing within the next 5 years.
We will remove the entire affected metal sheets and replace them with new metal sheets. Below is the pricing to do this. We can also provide options to lay a new roof over the top of this existing one so there is no disruption to the store below.
This is a budget estimate to give you a guide and is subject to changes in material price changes, the budget price does not include; Access, scaffold, edge protection, rainwater goods, or making good any substrate or penetrations.

Deficiency:The ducting vent covers are badly rusted and damaged, they could be allowing water into the roof system.

Deficiency:The gutter is showing signs of damages as described in an above deficiency. This can be due to age, foot traffic, organic materials growing, lack of maintenance, or weathering. The gutter is at the end of its serviceable life and if no action is take, then major and long term issues will begin to show.

Corrective Action:As a long term and durable solution, we propose to overlay the entire gutter. Below is a general budget number for a Fibertite membrane overlay system, this is warranted for 20 years for materials and 10 years for workmanship. Deficiency:Missing parapet flashing. There is a high risk of water ingress into the system, this requires a new flashing to be installed. This has been repaired with plywood and requires a new flashing installed.

Corrective Action:Install a new parapet flashing in the applicable area, as per industry standards, this will ensure water tightness in the area.

Deficiency:Upon removing the ridge cap flashing to replace with a new flashing we have discovered severe corrosion found on the metal sheets. Some areas show an advanced corrosion state. The rust is eating through the metal, potentially creating holes that can lead to leaks entering the building.

Corrective Action:We will carry out all necessary repairs to metal sheets by cleaning and sanding off the rust and applying a Zinc anti-rust treatment. (Please note that this is only a temporary solution to stop the corrosion process, and it will require regular maintenance.)
