Deficiency:There are missing screws or rivets along the ridge flashing. There is a risk of water ingress and damages to the roof system.
Corrective Action:When we replace the ridge flashing this will be amended.

Corroded Roof Cowls(Remedial) - 05/03/2021 Quantity: 15 EA
Deficiency:There is corrosion to the hoods of the roof cowls, leaving them badly damaged. There is a risk of water ingress into the building as the cowls have holes in them. They should be replaced.
Corrective Action:We recommend that your mechanical systems supplier replaces these cowls.

Deficiency:Roof paint is bubbling up and peeling off, there is still a paint coating underneath and no indication of rust so far.
Corrective Action:This should be monitored and if rust starts appearing then we can offer solutions.

Loose Debris in gutter(Remedial) - 05/03/2021 Quantity: 3 EA
Deficiency:Loose debris in the gutter can build up and block the outlets which can cause overflows with water going into the building. The gutters are approximately 100lm of gutter.
Corrective Action:We will remove loose debris from gutter area when we clean the membrane in the moss and mold deficiency below.

Previous repairs on corner junction(Remedial) - 05/03/2021 Quantity: 1 EA
Deficiency:The corner junction flashing has been previously repaired and a new piece of metal added over the corner, this repair looks like it could potentially have sorted the problem.
Corrective Action:This repair is not in one of the leaking areas we were alerted of so we will monitor this as part of our Active Annual Maintenance program.

General Roof Damage (Reroof Solution)(Remedial) - 06/23/2021 Quantity: 1 EA
Deficiency:This section of metal roof and butynol gutters have a lot of leak areas and is showing signs of damage from age, corrosion, foot traffic, organic materials growing, and lack of maintenance. This roof is at the end of its serviceable life and if no action is taken then more leaks and major long term issues will begin to show. We believe that this roof has 1-3 years left and you should budget for replacement.
Corrective Action:As a long term and durable solution, we propose to overlay the entire roof. Below is a general budget number for a Fibertite membrane overlay system, that is warranted for 20 years for materials and 10 years for workmanship. The budget price does not include; Access, scaffold, edge protection, flashings, rainwater goods, making goods. Budget only as until pull test is completed by an engineer, we can not confirm that the existing substrate is suitable for an overlay. Budget for a roof overlay is between $450,000 - $500,000, excluding GST, this includes the gutters.

Missing roof flashing(Remedial) - 10/16/2022 Quantity: 1 EA
Deficiency:Missing parapet flashing. There is a high risk of water ingress into the system, this requires a new flashing to be installed. This has been repaired with plywood and requires a new flashing installed.
Corrective Action:Install a new parapet flashing in the applicable area, as per industry standards, this will ensure water tightness in the area.

Corrosion on metal roof sheets (Temporary Solution - Resiplast)(Remedial) - 11/17/2022 Quantity: 1 EA
Deficiency:Upon removing the ridge cap flashing to replace with a new flashing we have discovered severe corrosion found on the metal sheets. Some areas show an advanced corrosion state. The rust is eating through the metal, potentially creating holes that can lead to leaks entering the building.
Corrective Action:We will carry out all necessary repairs to metal sheets by cleaning and sanding off the rust and applying a Zinc anti-rust treatment. (Please note that this is only a temporary solution to stop the corrosion process, and it will require regular maintenance.)
