Deficiency:The top layer of TPO above the scrim has become extremely thin exposing the scrim. The sheet becomes brittle and developes cracks. At this point the membrane is in failure and unable to be properly maintained.
Corrective Action:In some cases the roof can be restored with a complete coating. If underlying insulation is wet the roof is at the end of its useful service life.
