Skylights Replacement(Remedial) - 10/13/2022

Deficiency:There are several cracks, holes or punctures in all of the top skylights. Also, there is an incorrect installation of the bottom skylight, foam has been installed in between the skylight laps, treating a gap where water is leaking through.
The damage is due to overall age, weathering, incorrect installation, UV rays or lack of maintenance.

Corrective Action:As a long-term solution, we are able to replace all of the skylights for new trafficable ones.
The quote allows for;
Removal & disposal of old skylights, transport & access of new skylights, Installation of 9 trafficable single system skylights (DUROLITE TOPSPAN 3 RIB ) , working at Hights in harness system and Healt & Safety items.
Please note the quote does not allow for any carpentry or structural work required.

Skylights metal overlay Solution #2(Emergency) - 10/13/2021

Deficiency:There are several cracks, holes or punctures in all the top skylights and three on the bottom roof ones.
This damage is due to overall age, weathering, UV rays or lack of maintenance. The damaged skylights are allowing to water enter into the roof system and the building.
This deficiency requires urgent repairs to avoid more damage to the roof and the building underneath.
we can offer different options to approach these deficiencies.

Replace skylights
#2 Permanent
Cover skylights with metal sheets
#3 Temporary
Temporary patching repair of all damage on sheets.

Corrective Action:As a # 2 Permanent Solution, we are able to cover all the damaged skylights with new Iron sheets. This solution won't require removing the skylights, we will install the new sheets over the skylights.
The skylights that are at the end of their service life and will continue to cause damage if not replaced. The budget price does not include; Access, scaffold, edge protection, flashings, rainwater goods, making goods.

(Remedial) - 10/06/2022

Deficiency:Detected leak on skylight junction lap.
Incorrect installation of the skylight, form has been installed in between the skylight laps, treating a gap where water is leaking through.

Corrective Action:We will lift up the sheets, remove all the form and old sealant, clean the area, install three bids of sealant and re-fix the sheets, this should create a tight seal in between the two sheets and most likely stop the leaks.
Please note that we are fairly confident that the above repairs will correct the installation issue, but it is possible that due to being a small lap in between the sheets it could potentially still leak, as outlined in our report the top section of the skylights are at the end of the serviceable life and as a permanent solution a full replacement is recommended.

Deficiency:We have found six flashings with open laps and holes left form screws , these gaps may be allowing water to enter the roof and the building. This can be caused by movement in the building, poor installation or fixings coming loose.

Corrective Action:We will open and check all the flashings and re-seal the affected ones with new SM sealants. we will add rivets to ensure the weathertightness of the flashing.

Deficiency:Either the original drain cover was never installed or the wind may have blown it off the gutter. This can allow dirt and debris to build up, blocking the outlets causing overflows and leaks.

Corrective Action:We will install new drain cover per manufacturers recommendations and details.

Deficiency:Lack of sealant or damage to lap joins in flashings can allow water into the roof system

Corrective Action:We will cut out the old sealant, clean the area and apply a new MS sealant to the joint, as per best roofing practice.

Deficiency Name(Remedial) - 10/13/2021

Deficiency:There is metal swarf under the walkway this is rusting the top of the metal sheets. At the moment, there is no significant damage to the sheets. Still, this rusting can cause significant problems like corrosion of the metal sheets and consequently holes and future leaks.

Corrective Action:We recommend contacting the installer to remove the walkways and clean the swarf/rust off the top of the sheets before the rusting advances and creates more damage.

Bird Access Point(Remedial) - 02/15/2022
Quantity: 1 EA

Deficiency:There is a hole in the roof system (South-East corner of the gutter of the new roof of the warehouse) between the metal roof and Butynol gutter which is where we believe the birds are accessing the store though.

Corrective Action:As a permanent solution we can install a small drip edge flashing to seal and block off this area, so the birds will to longer be able to access the store though this hole. Please note that though our inspection, we believe that this is the leaking area but there may be other water entry points. We have installed a flashing tape bandage to block the bird access points, this is a temporary solution.

Detected leak(Remedial) - 02/15/2022

Deficiency:A water leak has been found in the upstairs staff room window. We have found that there are cracks on the outside concreate wall (The side of the train tracks) we believe that water is getting in though the cracks and also the window frame due to lack of sealant around the sides, causing the frame to rot.

Corrective Action:There seem to be many cracks in the concreate wall along the North side. We recommend to contact your preferred crack injection specialist to assess and repair this issue.

Deficiency:Two water leaks have been found in the warehouse TV showroom and the storage room office. In one area we have found that there are cracks on the concreate wall on the ground level (The side of the train tracks) we believe that water is getting in though the cracks. One of The Warehouse team, marked the wall with a vivid to show where the one of cracks run from, as per the above photo.

Corrective Action:We recommend to contact your preferred crack injection specialist to repair this issue.

Open/loose Membrane Laps(Remedial) - 02/15/2022
Quantity: 20 EA

Deficiency:We have found open membrane laps along the North gutter, they can allow water into the system. These require urgent repairs in order to avoid future leaks.

Corrective Action:We will clean the entire North gutter from Briscoes to The Warehouse storage room, removing debris, moss, mold, and organic growth, then fully inspect all of the membrane laps, sumps and corners. Any open laps, holes or cuts on the membrane we find, we will re-glue the laps and/or installing a liquid membrane bandage (Resiplast) over the affected area to ensure water tightness. We will fully inspect of all the laps once completed.

Failing Penetration(Remedial) - 10/11/2021
Quantity: 1 EA

Deficiency:This penetration under the air conditioning unit covers more than 50% of the pan on the iron sheet. The correct method of flashing in this case would be using a pan flashing. This flashing will come from the roof ridge and past the penetration a minimum of 400mm. This flashing will ensure the water is not sitting in the roof pan and possibly creating water ponding and significant damage on the roof.

Corrective Action:We will install a pan flashing from the roof ridge and past the penetration to ensure that it will not water pond above the penetration and prevent significant damage on the sheets.

General gutter Damage-overlay Solution(Remedial) - 10/11/2021

Deficiency:The Southside gutter and parapet wall show extensive damage, which can be due to age, lack of maintenance, and weathering. The Butynol gutter is at the end of its serviceable life, and if no action is taken, then significant and long term issues will begin to show.

Corrective Action:As a permanent and durable solution, we propose to overlay the entire gutter.
with a Fibertite membrane overlay system.
this gutter solution is included on the gutter overlay deficiency from section #4 .

Corrosion in pipe brackets(Remedial) - 10/11/2021

Deficiency:Rust has been found in many brackets, If not replaced rust will begin to spread to the roofing iron. This requires urgent repairs in order to avoid future damage to the system.

Corrective Action:All of the damaged brackets need to be replaced. We will also check for rust associated damages to the roofing iron

Corner Flashing Open(Remedial) - 10/11/2021

Deficiency:The corner detail flashing is open and has gaps that needs to be sealed otherwise water related damage may occur.

Corrective Action:The best way to fix this permanently is to flashing over it.

Detected leak(Remedial) - 11/20/2023

Deficiency:A water leak has been found on the Briscose tenancy.
We have gone to the site and investigated the leak from inside the building, and no watermarks have been seen on the ceiling; there is an indication that water could have leaked from the downpipe joints at the ground level and then run through the floor. We have also visually investigated the roof area and found no evident issue creating the leaks.
A water test is recommended to determine the exact area where the leaking occurs.

Corrective Action:We will carry out a water test, where we thoroughly spray water from the lowest point, making our way up. This test aims to recreate the leak and determine the issue and proper repairs.
