Missing Drain Cover(Remedial) - 10/11/2021 Quantity: 8 EA
Deficiency:Either the original drain cover was never installed or the wind may have blown it off the gutter. This can allow dirt and debris to build up, blocking the outlets causing overflows and leaks.
Corrective Action:We will install new drain cover per manufacturers recommendations and details.

Deficiency:Lack of sealant or damage to lap joins in flashings can allow water into the roof system
Corrective Action:We will cut out the old sealant, clean the area and apply a new MS sealant to the joint, as per best roofing practice.

Deficiency Name(Remedial) - 10/13/2021 Quantity: 1 EA
Deficiency:There is metal swarf under the walkway this is rusting the top of the metal sheets. At the moment, there is no significant damage to the sheets. Still, this rusting can cause significant problems like corrosion of the metal sheets and consequently holes and future leaks.
Corrective Action:We recommend contacting the installer to remove the walkways and clean the swarf/rust off the top of the sheets before the rusting advances and creates more damage.

Bird Access Point(Remedial) - 02/15/2022 Quantity: 1 EA
Deficiency:There is a hole in the roof system (South-East corner of the gutter of the new roof of the warehouse) between the metal roof and Butynol gutter which is where we believe the birds are accessing the store though.
Corrective Action:As a permanent solution we can install a small drip edge flashing to seal and block off this area, so the birds will to longer be able to access the store though this hole. Please note that though our inspection, we believe that this is the leaking area but there may be other water entry points. We have installed a flashing tape bandage to block the bird access points, this is a temporary solution.

Detected leak(Remedial) - 02/15/2022 Quantity: 50 EA
Deficiency:A water leak has been found in the upstairs staff room window. We have found that there are cracks on the outside concreate wall (The side of the train tracks) we believe that water is getting in though the cracks and also the window frame due to lack of sealant around the sides, causing the frame to rot.
Corrective Action:There seem to be many cracks in the concreate wall along the North side. We recommend to contact your preferred crack injection specialist to assess and repair this issue.

Detected leak(Remedial) - 02/15/2022 Quantity: 25 EA
Deficiency:Two water leaks have been found in the warehouse TV showroom and the storage room office. In one area we have found that there are cracks on the concreate wall on the ground level (The side of the train tracks) we believe that water is getting in though the cracks. One of The Warehouse team, marked the wall with a vivid to show where the one of cracks run from, as per the above photo.
Corrective Action:We recommend to contact your preferred crack injection specialist to repair this issue.

Open/loose Membrane Laps(Remedial) - 02/15/2022 Quantity: 20 EA
Deficiency:We have found open membrane laps along the North gutter, they can allow water into the system. These require urgent repairs in order to avoid future leaks.
Corrective Action:We will clean the entire North gutter from Briscoes to The Warehouse storage room, removing debris, moss, mold, and organic growth, then fully inspect all of the membrane laps, sumps and corners. Any open laps, holes or cuts on the membrane we find, we will re-glue the laps and/or installing a liquid membrane bandage (Resiplast) over the affected area to ensure water tightness. We will fully inspect of all the laps once completed.
