Missing drip edge flashing(Remedial) - 08/28/2024 Quantity: 1 EA
Deficiency:We have found cladding sheets that are not long enough and cap flashings don’t provide enough cover. Rain water can blow back under into the building.
Corrective Action:We will install a new L shape flashing underneath the cap flashing totaling 25lm to cover this.

Deficiency:We have found damaged or missing sealant on 17 joins. This can allow water to leak into the building on the parapet cap flashing.
Corrective Action:We will cut out the old sealant, clean the area, and apply new sealant to the join, as per industry standards.

Deficiency:We have found missing screws or rivets. There is a risk of water entering and causing damages to the roof system.
Corrective Action:We will re-tightened any loose screws and install any missing screws or rivets totaling 150.

Corrosion in screws & washers(Remedial) - 08/28/2024 Quantity: 550 EA
Deficiency:We have found rust in many screws and washers. If not replaced, rust will begin to spread to the roofing iron. Water can leak through the screw holes if the screws are corroded and this can cause future damage to the roof system.
Corrective Action:We will replace all of the damaged screws and washers. We will also check for rust associated damages to the roofing iron.

Moss and mold(Remedial) - 08/28/2024 Quantity: 2 EA
Deficiency:There is moss and mold along the roof. This can degrade and damage the membrane, opening laps and shortening the life span of the membrane. This can create holes which allow water to seep though into the roof.
Corrective Action:We will apply a moss and mold treatment to all affected areas, (Sodium Hypochlorite at 2% dilution). This is applied, left to sit for 30 minutes, then washed down with water at a low pressure and a soft broom is used where needed.

Open/loose Membrane Laps(Remedial) - 08/28/2024 Quantity: 10 EA
Deficiency:Membrane laps have been found, they can allow water into the system. These require urgent repairs in order to avoid future leaks.
Corrective Action:We will seal all of the open or loose laps by cleaning the area, re-welding the lap and/or installing a bandage over the affected area to ensure water tightness.
We will fully inspect of all the laps once completed.
