Holes in the Roof Hatch Curb(Emergency) - 07/18/2023
Quantity: 8 LF

Deficiency:There are two holes in the roof hatch that need to be filled with fasteners. Also, the cricket around the roof hatch and the seams on the curb need to be sealed off.

Corrective Action:Unfasten the roof hatch curb where it meets the metal panel seam. Clean out the old sealant. Install butyl tape between the metal roof panel and the edge of the curb. Fasten back together with the appropriate fasteners including gaskets. Fill in the holes on the roof curb with water block sealant.

Estimated Repair Cost: $1,750.00

Deteriorated Coping Cap(Emergency) - 07/18/2023
Quantity: 10 LF

Deficiency:The Coping Cap on this corner is deteriorated which may allow water to infiltrate the building when there is a rain/wind coming from the Northwest.

Corrective Action:Remove deteriorated Coping Cap material and replace with like material to match the cap certain areas of the perimeter of the building.

Rusted/Deteriorated Flashing(Emergency) - 07/18/2023
Quantity: 1 EA

Deficiency:The flashing around this exhaust penetration through the roof is rusted out and it is holding water. Water is getting underneath the current sealant around the perimeter of this penetration and is infiltrating the building through the deficient sealant. You can see water stains around the exterior of the metal pipe from the inside of the building.

Corrective Action:Re-flash this penetration per industry metal roofing standards to create a watertight seal.

Deficiency:The seams where the metal panels meet the exhaust vent curb are allowing water to infiltrate inside the building.

Corrective Action:The seams where the metal panels meet the exhaust vent curb need to be unfastened, clean out the area between the metal panel seam and the roof curb edge, install butyl tape between the metal panel seam and the roof curb edge, fasten them back together with the appropriate fasteners including gaskets to create a watertight seal.
