General damage of Fiberglass Membrane(Remedial) - 09/26/2023
Quantity: 2 EA
Deficiency:There are general damages on two sections of the fibreglass gutter totaling 35lm , the protective coating is compromised and can allow water to leak into the roof and gutter. This can be due to aging, foot traffic, organic growth, or a lack of maintenance.
Corrective Action:We will clean and apply a new coating of Dexx membrane with a primer and topcoat. This system will require annual maintenance and a recoat every 5 years. We will require to test the liquid membrane on the existing substrate to ensure correct adherence. This cost includes H&S measures. Staff will work on fall restraint at all times and tools will be on lanyards. This work can only be carried out in dry/warm weather and will take 5-10 days to complete.

Deficiency:The parapet is missing cap flashing totaling 35lm which may allow water to enter the system if the membrane becomes loose from the flashing.
Corrective Action:Upon closer inspection, we have found that the TPO membrane appears to be welded to the cap flashing. At this stage, the TPO appears to be in good condition and does not require a cap flashing to be installed over it. We will monitor this as part of our annual maintenance.

Moss and mold(Remedial) - 09/26/2023
Quantity: 1
Deficiency:There is moss and mold along the gutter totaling 90lm. This can degrade and damage the top layer by eating into the TPO membrane. This can create holes which allow water to seep through into the roof and gutter.
Corrective Action:We will apply a moss and mold treatment to all affected areas, (Sodium Hypochlorite at 2% dilution). This is applied, left to sit for 30 minutes, then washed down with water at a low pressure and a soft broom is used where needed.
